Why is this an ROI calculator instead of a price estimator?+
The buyer is evaluating an income-producing improvement. The first question is whether a plausible rate or occupancy lift can justify the project, followed by a site-specific construction scope.
Where do you build?+
The initial service area is Central Texas vacation-rental markets outside Austin city limits. Jurisdiction, zoning, septic, permits, occupancy, and short-term rental rules must be confirmed for each property.
Can you guarantee more bookings?+
No. Calculator outputs are scenarios, not performance guarantees. Market demand, listing quality, reviews, management, seasonality, platform visibility, pricing, and regulation all affect results.
